Port Royal — Naples neighborhood
Naples Neighborhood

Port Royal

Naples' most exclusive enclave, where deep canals reach the Gulf.

Typical price range
$10M – $50M+

History

Port Royal was developed beginning in 1938 by businessman John Glen Sample as a private community modeled on Mediterranean garden suburbs. Sample also founded the Port Royal Club in 1959 — an institution that continues to define the neighborhood today and remains among the most selective private clubs in Florida.

Character

Wide curvilinear streets shade beneath mature ficus and royal palm canopies. Estates sit on generous waterfront lots, many fronting deep-cut canals engineered for ocean-going yachts that reach the Gulf via Gordon Pass. The architectural vocabulary spans traditional Bahamian Colonial, classical Mediterranean, and a growing collection of clean-lined modern villas. Vacant lots alone routinely transact above eight figures.

Lifestyle

The members-only Port Royal Club anchors the social calendar with two beach clubs, multiple dining rooms, racquet sports, and one of the longest stretches of private Gulf-front in Naples. Residents walk or bike to Olde Naples and the Fifth Avenue South dining district — a quiet luxury few peer markets can claim.

Notable features

  • Deep-water canal access to the Gulf of Mexico via Gordon Pass
  • Port Royal Club membership tradition (founded 1959)
  • Walking proximity to Olde Naples and 5th Avenue South
  • Located in zip 34102 — historically Florida's highest-value zip
